100 new homes on the horizon at Wynyard Park

Taylor Wimpey UK and Wynyard Park Limited have submitted a joint planning application to Hartlepool Borough Council for 109 houses off the A689.

The proposed site is a pentagon-shaped piece of land at the western end of Wynyard Park which was allocated by planners for employment nine years ago.

The developers say because of this the housing proposal goes against the policies of the current Hartlepool Local Plan.

But they add that can be overridden as there is no realistic chance of the land being used for employment and point out other new housing schemes in the area have been passed.

The new development is proposed to be made up of 64 four-bedroom homes, 35 five-bed properties and ten three-bed houses.

The applicants say there is a “pressing need” for more high quality, larger family houses to in the area.

In a planning statement they say: “The type of housing proposed will assist in meeting these shortfalls, bringing about a better balance in the Borough’s housing stock and stemming out-migration (and encouraging in-migration).”

The statement adds a Flood Risk Assessment has shown that the site is not at risk of flooding and would not increase the risk of flooding elsewhere, and that a well designed drainage system will take care of foul and surface water.

It goes on: “The design has also taken into account ecological constraints, namely the ancient woodland to the east of the site, ensuring a buffer zone is located between the curtilage of properties and the woodland edge.

“Through the submitted Transport Assessment it is found that the development can be accommodated by the network and no severe impacts will result.

“Overall, there are no adverse impacts which would come close to outweighing the clear and multiple benefits of the application and therefore permission should be granted without delay.”
