Regency Manor, which will be made up of 138 four and five-bedroom homes in the former grounds of Wynyard Hall, is set to be completed in 2022.

It is on the doorstep of Wynyard Hall, now a luxury spa and once the family seat of the Marquess of Londonderry, the development is also a stonesthrow from a championship golf course, a local leisure centre with three swimming pools and a horse riding centre.

But developers Bellway say you don’t have to belong to the super rich to live there.

Sales Manager Oliver Wray said: “In the past, homes built in the area have tended to be part of gated and exclusive communities, with residents including millionaires.

“The properties at Regency Manor have been designed with a range of buyers in mind – but now you don’t have to be a Marquess or a millionaire!

“We’re getting everyone from growing families to professionals, and there has been interest from people both living locally and further afield.”

Among the development’s new residents are retired couple Margaret and Cyril Kirby.

They have recently moved into a new four-bedroom home after relocating in Wynyard.

Billingham-born Margaret, 80, said: “We have many special memories in Wynyard and we have lots of family nearby, it’s a beautiful area and we knew we didn’t want to move away.

“Our new home is wonderful and has a great view of the site’s duck pond. We love it!”

Homes at Regency Manor start from £302,495.

Bellway has retained its five-star builder status with the Home Builders Federation after more than nine in ten buyers surveyed said they would recommend the housebuilder to their friends and family.

The survey measures performance in a range of areas, including build quality and customer service.

Jon Horan, regional director for Bellway Durham, said: “No one’s opinion matters more to us than that of our customers, so our five-star builder status is something we take enormous pride in.”
