Dozens of new executive homes to be built at plush village

Full planning permission has been confirmed by Hartlepool Borough Council for Cameron Hall Developments to create 64 large detached homes west of Wynyard Woods.

The plans were reduced from 69 properties originally to 64 after concerns over the density of the development and highway issues.

Applicants said the scheme was critical to helping to ‘complete’ Wynyard village and keep it sustainable for the future.

Over the last 20 years about 900 homes have been built and more than one million square feet of business space has been developed at Wynyard, plus a championship golf course, extensive landscaping and woodland, and hotel and conference centre.

Planning permission also exists for about another 850 new homes at Wynyard Park and 550 dwellings within Wynyard Village.

Agents for the latest development, England & Lyle Ltd, stated in a supporting document: “The ‘project’ is however incomplete and there is still much more to do to deliver a sustainable settlement in this location.

“Most notably, and of particular relevance to this application, there is a need to ‘complete’ Wynyard Village through the development of a further phases of executive housing development, and the provision of a primary school, community facilities, doctor’s surgery and additional local shops.

“The current proposals, in addition to the Wynyard Village Extension, represent important phases of development which will complete the village and help ensure its long-term sustainability.”

The 6.6-hectare site lies between existing homes at Manor Fields and Blackwood.

Access to the new development will be taken from Wynyard Woods, at the western end of Wynyard Village.

The agents added the additions to Wynyard Village and the quality of the local environment has been key to attracting and keeping business leaders to the Tees Valley and the North East.

They added: “It is critical therefore that full advantage is taken of this success by ensuring the Wynyard Village is allowed to develop to its full potential and retain its pre-eminent role as a key driver for the local economy.”

Hartlepool council granted permission subject to 21 conditions relating to times the works can take place and the development must start within the next three years.

The council’s countryside officer stated in a report that the new development would help improve links to neighbouring rights of way and access the surrounding countryside.

The land forms part of the original 3,500-acre Wynyard Estate.
