Plans have been approved for 25 new homes as part of the Wynyard Park development on the outskirts of Hartlepool.

The proposals have been given the go-ahead by Hartlepool Borough Council planning department to further grow the housing offer at the Wynyard site.

Submitted by Wynyard Park Ltd, the outline planning application states the work would provide good quality homes in keeping with existing developments in the area.

The application was validated in June last year, and was initially for 29 homes, before amended site location and layout plans were submitted in September, reducing this to 25 properties.

A report from council planning officer Aidan Dobinson Booth confirmed the proposals have now been approved and deemed in line with policies for the area.

In his report, he said: “This is a housing application on land allocated as such. It is considered that the principle of development is acceptable and would comply with the Wynyard Masterplan.

“The indicative plan shows that the dwellings could be comfortably sited with sufficient space for landscaping, to ensure an acceptable layout and residential living environment for future occupiers.”

The approval is subject to a section 106 legal agreement securing developer contributions totalling more than £400,000 towards various resources in the area.

This includes just over £241,000 towards off-site affordable housing, more than £74,000 to primary education and £48,000 to fund secondary education.

It also features £6,250 towards playing pitches or sports hubs and £6,250 towards the Castle Eden Walkway.

A design and access statement previously submitted on behalf of the applicant notes the site has “potential as a developable site for prestigious executive dwellings”.

Meanwhile a planning statement from Lichfields outlines how they believe the proposals would “make a positive contribution to the local character” and provide housing for Hartlepool in a suitable location.

It said: “The indicative site layout has demonstrated that a high quality scheme can be delivered on this site which would respond positively to the character of the area.

“The scheme can deliver much needed family homes, whilst creating an attractive and healthy environment to live in, close to nature.”

The land currently comprises of almost 12.3 acres of undeveloped land and is just north of a site which Duchy Homes previously gained planning permission for to build 67 new homes on as part of the Wynyard development.
