Fresh plans for 160 'affordable' homes in Wynyard as building efforts continue

Blueprints for 160 homes have been lodged off Foxglove Lane, in Wynyard, as building efforts on the sprawling estate continue apace.

Developers Wynyard Garden Village Homes Ltd and Wynyard Park Ltd want to create 128 two and three-bedroom semi-detached houses and 32 two-bedroom apartments on a 10-acre stretch north of the A689.

Plans show each home would have off-street parking with the estate a stone’s throw from the existing Tees Valley Enterprise Park.

Design documents show the “affordable” homes have been lined up for the private rented sector.

The Wynyard masterplan has outlined how the village will continue to expand north and south of the A689 over the next decade – with more than 2,000 new homes projected by 2032.

Plans for more homes come as developers at Thornex Ltd vie to create 24 apartments, an anchor store, and a row of shops nearby off Hanzard Way.

There have been two objections to the 160 homes so far from residents – sharing concerns over the lack of facilities, and worry about a shortage of secondary school places.

One Wynyard objector added: “Sedgefield and Northfield are full and Wynyard needs its own secondary school plans to be agreed and development started before any more large-scale planning is approved.”

There have also been concerns aired about how much traffic the new homes will generate alongside a new “Amazon-sized” warehouse to come to the area.

Design documents from the developer forecast an extra 62 trips at weekday rush hour and 79 trips at evening peak times from the estate.

Signal improvements at the A689-Hanzard Drive junction have been lined up in the next five years.

The design statement added: “The operation of this junction with the development proposals in place has been assessed and it is concluded that the development will result in a negligible impact upon its operation.”

A decision is expected to be made on the estate later this year.

The Wynyard area sits on the border of Hartlepool and Stockton, and both authorities have seen a number of applications for development come in as part of an overarching vision to develop the popular spot.
